Sky's the limit at TNQ

October 2014

Sales have launched at Colindale’s tallest new residential building. The final and most highly anticipated phase of the landmark development, TNQ, the impressive 17 storey tower comprises 81 apartments including two luxury penthouses.

The contemporary tower, TNQ#1, is one of five striking new buildings created by London developer, NEAT, in partnership with Royal London Asset Management (RLAM).

The development brings new meaning to ‘high rise’ living with the entire residential community – including 460 apartments and four large landscaped courtyards – built on top of the site’s 90,000sqft of the new retail space, some 40ft above ground level. This innovative approach creates a ‘raised city’ effect, guaranteeing every buyer spectacular views across London.

With city views a sought-after aspect in London property, apartment prices can command a premium of up to 1.5% per square foot for each storey. TNQ#1 provides not only the most elevated views in the area, but also a new vantage point of the Capital’s skyline.

James Underhill, Director of London Residential Development & Investment, Hamptons International: “Colindale has become a London hotspot for development over the last few years with further schemes in the pipeline. Highly specified developments such as TNQ are delivering affordable luxury homes with facilities that are more synonymous with prestige residential towers in zone one and two locations.

The latest phase, TNQ#1, offers the best in affordable high-rise living within easy reach of the capital and sets new standards of City living in north west London. Located in an area which is otherwise predominantly populated with low-rise residential accommodation, the tower presents far-reaching views of a skyline that includes the Wembley Arch and the Shard. Buyers are lured by the high life that TNQ#1 offers and we are expecting competition amongst those wishing to secure apartments with the most impressive viewpoints.”

As the development’s pinnacle building, TNQ#1 sits alongside a private landscaped courtyard spanning the size of four tennis courts with mature trees, water features and LED ambient lighting. The building also comprises a double height entrance hall, with floor to ceiling windows, designed to make an impression. This is also home to an exclusive residents’ concierge service for the ultimate convenience.

TNQ offers buyers the whole lifestyle package, inside and out. With a host of additional facilities on its doorstep including a state-of-the-art gym, crèche and secure-covered car parking, the development will appeal to professionals and young working families alike. In addition to this, buyers can benefit the latest in home technology, with every apartment pre wired with fibre optic cabling to support broadband speeds up to 10 gigabits (500 times today’s typical 20 megabits broadband). In addition, every home has integrated surround sound, underfloor heating and modern, smart utility meters.

Joe Crawley, managing director of NEAT comments, “London’s skyline has seen radical change in the last decade, with iconic buildings like The Shard not only pushing the envelope for design, but also causing a shift in perception towards tower living. When designing TNQ, I wanted to create something truly special that offers buyers more than just bricks and mortar.”

TNQ is located just off the Edgware Road - one of four corridors of change; the key areas identified by Brent council to lead the wider borough’s ambitious regeneration, which will transform Colindale with new public spaces and extended pedestrian and cycle routes to connect the new communities.

Colindale tube station (Northern Line) is just 10 minutes away, where city workers can be in central London in less than 30 minutes3 . One, two and three bedroom apartments are currently available at TNQ, starting from £285,000 for a one bedroom style. Due for release in 2015, the two New York inspired penthouses enjoy an enhanced specification and floor to ceiling heights of 3.8m. The expansive living space also enjoy floor to ceiling windows, integrated surround sound to living room kitchen, bedrooms, bathrooms and ensuites, as well as bespoke designed kitchens with integrated appliances.
